How it differs from a home inspection
A general home inspection covers many systems at a high level. A mold and moisture inspection focuses on water intrusion, moisture readings, humidity and, where appropriate, laboratory sampling.
Timing
Schedule early in your contingency period so laboratory results arrive in time. Most lab results take a few business days.
Using the results
The report documents what was observed and measured during the visit. Buyers often share it with their agent, a contractor or the seller as part of negotiations. It is not a guarantee about future conditions — which is why many new owners continue with ongoing monitoring.
