Mold Inspection

A mold inspection looks at the whole home, not just one sample. Your AirCare inspector walks the property room by room, looking for staining, musty odors, past water damage and conditions that allow moisture to build up, such as poor ventilation, plumbing leaks, roof or window intrusion and crawlspace drainage.

Moisture meters and thermal imaging help show where to look more closely. Where appropriate, air samples are collected indoors along with an outdoor control sample, and surface samples may be taken from visible suspect growth. Samples go to an independent laboratory with documented chain of custody.

Many Bay Area homes are decades old and sit in very different microclimates, from foggy coastal neighborhoods to hot inland valleys. Conditions inside can change with the rainy season, a new leak or a remodel. That is why AirCare 365 members get repeat visits and a Home Air Health Record they can compare over time.

Your digital report includes the inspector's observations, photos, moisture and humidity readings, thermal images and the laboratory results. It describes what was observed and measured at the time of the visit. AirCare 365 does not perform remediation, so our reports are not tied to selling removal work.
