The inspector walks the home and exterior, takes moisture and humidity readings, uses thermal imaging to look for hidden damp areas, and collects indoor and outdoor air samples.

How to prepare
Keep windows and exterior doors closed for about 12 hours before the visit when possible, avoid heavy cleaning or running air purifiers that morning, and clear access to the attic, crawlspace, under sinks and the water heater.
Note any past leaks, repairs or remodels to share with the inspector.
